Caretaker job summary

School Caretaker

15 hours per week

07:00 - 10:00 or 15:30 - 18:30 ( rota based)

Job Title: Caretaker (Two-Site Role)

Reports to: School Business Manager

Location: Officer's Mess and Specialism Campus

Job Purpose

To ensure the smooth, safe, and efficient operation of two school sites by maintaining high standards of cleanliness, security, maintenance, and compliance. The Caretaker will play a key role in creating a safe and welcoming environment for pupils, staff, and visitors.

Key Responsibilities

Site Security & Access

  • Open and lock school buildings across both sites according to the agreed schedule.

  • Ensure the premises are safe, secure, and alarm systems are managed effectively.

  • Respond to call-outs and emergencies as required - out of hours

Health, Safety & Compliance

  • Carry out routine health and safety checks, including fire alarms, emergency lighting, water testing, and playground equipment.

  • Maintain accurate records of compliance checks in line with statutory requirements.

  • Ensure safe storage of cleaning and maintenance materials, following COSHH regulations.

General Maintenance & Repairs

  • Undertake basic repairs, maintenance, and decoration to keep the premises in good order.

  • Report major defects or hazards to management promptly.

  • Ensure outdoor areas, paths, and playgrounds are clean, safe, and well maintained.

Waste Management & Cleaning Support

  • Manage the collection, recycling, and disposal of waste across both sites.

  • Support cleaning staff when required and ensure standards are maintained.

  • Ensure stock levels of cleaning and maintenance supplies are monitored and replenished.

Contractor & Service Management

  • Supervise contractors on site to ensure safe working practices and quality of work.

  • Liaise with suppliers and service providers to support planned and reactive maintenance.

  • Monitor and report on contractor performance.

Other Duties

  • Support school events with site preparation and set-up.

  • Act as a keyholder and respond to out-of-hours emergencies.

  • Undertake any other duties within the scope of the role as directed by the line manager.

Person Specification

Essential:

  • Experience in a caretaking, site management, or facilities role.

  • Practical skills in general maintenance (basic plumbing, joinery, painting, etc.).

  • Understanding of health and safety regulations and compliance checks.

  • Ability to manage workload across two sites.

  • Good organisational and record-keeping skills.

  • Flexible, proactive, and able to work independently.

Desirable:

  • Previous experience in a school or educational setting.

  • Knowledge of safeguarding procedures.

  • Relevant health & safety training (e.g., COSHH, First Aid, Fire Safety).
