Job Description - Site Manager
Purpose of the role:
We are looking for an enthusiastic site manager to join our team at Mary Elliot Academy.
We are seeking to appoint, a reliable, professional, and practical individual. The successful candidate will support our academy in providing a safe, effective, and efficient learning environment.
Responsibilities cover general site management including statutory and compliance activities, proactive and reactive work, opening and closing the premises, general maintenance and repairs, waste management, emergency call outs, and health and safety checks.
Duties will also include ensuring a high standard of cleanliness and security is maintained to support and safeguard the welfare of all persons using the school premises. They will also oversee the work of the contracted cleaning team.
The successful candidate will have a good standard of practical knowledge and skills in regards to premises maintenance, compliance management and reporting. They will need to be fit and able to cope with the physically challenging duties of the role. They will also require good written and verbal communication skills and be ready to deal with a variety of situations. The Site Manager will also have line management responsibilities.
Our Site Manager will need to work flexibly at all times and may on occasion be required to work split shifts, weekends and bank holidays. Please note: annual leave must be taken in school holidays.
Previous experience of site management, caretaking, health and safety, maintenance work and working on an academy/school site would be desirable but not essential as full training can be given.
Duties and Responsibilities:
- Have responsibility for the security and maintenance of the building
- Work includes significant elements of inside or outside work involving some exposure to moderate noise, heat, cold, disagreeable or difficult surroundings/conditions.
- To be responsible for the use, maintenance and security of plant, machinery and equipment based at the academy.
- To undertake basic handyperson duties as necessary (e.g., replacing light bulbs, securing broken windows and doors.)
Maintenance Tasks:
- Unblocking of sinks / drains when necessary
- Identify possible hazards due to adverse weather warnings i.e., storm drains, boilers in winter
- Replace low level fluorescent tubes and light bulbs as necessary
- Snow clearance to main routes of access/egress as far as is reasonably practicable and salt/grit treatment of icy paths.
- Maintenance of grounds, wooden fences, weeds around building and walls, help maintain planters, trees, hedges, flowers, check daily vermin
- Carry out litter picking and external bin emptying
- Ensure all boiler rooms are clean and not used for storage
- Carry out minor repairs as necessary
Security of Premises:
- Be a named key holder and keep all keys safe at all times
- Unlock / lock all necessary gates and doors, check for intrusion in the building and site perimeters. Deactivate / reactivate alarms and open / close blinds ensure that buildings and site are secured and alarms are on as appropriate at the end of sessions and that Lights are switched off, curtains/blinds drawn, windows and doors are locked. Secure all gates and access points.
- Report all breaches of security and keep a log of incidents
Health & Safety:
- To take a positive approach and manage health & safety
- Removing hazards and reducing risks on site
- To carry out risk assessments relating to health & safety issues i.e., COSHH, playground equipment, asbestos, legionella, etc. and record as necessary
- To contribute to the development and monitoring of the academy’s Fire Risk Assessment
- To attend meetings relating to health & safety (at the Headteachers discretion)
- Recording of statutory testing / checks including fire drills recording times and further actions and signing of the asbestos register.
- To ensure all contractors are aware of academy procedures (e.g., fire drills, sign in and out, are given due notice of hazards that they could not be expected to anticipate etc.)
- Portering - to carry out the receipt and porterage of light goods or materials within the site
Cleaning Tasks:
- Maintain a safe, pleasant and litter free environment as far as is practicable:
- Clean external windows (and internal if required)
- Clean light fittings, diffusers etc.
- Raising COSHH awareness with cleaners and checking they are diluting / using the correct chemicals.
- Management of COSHH records.
Other Duties:
- Setting out and clearing furniture for assembly and other functions as required.
- Monitor and project manage the work of all contractors to ensure that work carried out is to the expected standard
- Liaise with contractors prior to work commencing and during the period of the contract to ensure that they conform to health and safety standards.
- Removal of internal rubbish, cardboard boxes, large amounts of paper etc.
- Other duties that the Headteacher may from time to time ask the post-holder to perform
- Automated gates and Paxton system maintenance management, carry out/organise works on emergency lighting, replacing batteries doors, intruder alarms, contractors.
Qualifications, Knowledge & Skills required:
- Relevant qualification and/or experience/practical skills in one of more of the following areas:
- Plumbing
- Carpentry
- Painting/decorating
- Building work
- Organisation and communication skills
- Knowledge of Health & Safety; manual handling; COSHH
- Work constructively as part of a team, understanding academy roles and responsibilities and own position within these
